In our auction room, properties are available at bargain prices well below the market rate due to vendors needing to sell quickly for personal reasons or because they are investors who are keen to release their capital from the property. How to bid on a property 1. Add a property to your shortlist. 2. Call the our auction Manager to become authorized to bid. 3. Once authorization has been received, you will receive an email confirming that you can go ahead and bid on any property in the our auction room. 4. Place a bid on any property in your shortlist. 5. If you are the successful bidder, a 6,000 euro deposit will be required when the auction closes. Our clients Lighthouse Auction Room buyers may be investors particularly cash buyers ¬ who have a keen eye for a bargain and can profit from this quick-sale approach of properties at prices which are considerably lower than the open market rate. Alternatively they may already live in Spain and have a thorough knowledge of the local area and property market. Or they are likely to have spent many holidays in Spain over the years and now want to invest in property there. Viewing a property Although some buyers who intend to buy a property purely as investment may bid at auction without having seen the property first, buyers who are looking to use the property as a holiday home or permanent residence may wish to visit the property before the auction. Lighthouse can organize a tour for you. You simply need to contact the our auction manager Mon-Fri 9am to 6pm to arrange a viewing. Questions to ask Ask to see the title deeds which will confirm details of the owner and of the legal status of the property. Check if there is already mains water and electricity installed in the property or if not, how easily they can be installed. If the property is part of an urbanization or development, ask what the annual community charge is. If you intend to rent out the property, ask the agent the going rate for rental properties in that area.
